Whatever the size of the project, organising building works – whether new build, alterations, repairs, refurbishment or fitting out – is becoming an increasingly complex operation, requiring particular skills of a Project Manager to ensure that the works are completed efficiently, with minimum disruption and in compliance with quality and regulatory standards. The appointment of a Project Manager should be the client’s first action, providing advice in respect of the procurement of the works, the appointment of members of the design team and ensuring that all stages of the project are managed.
Once the project brief is determined, the project manager will co-ordinate the detailed space planning, design and specification, contractor selection, tendering and appointment as well as ensuring that all necessary consents are obtained (including planning and building regulations and landlord’s approval) and manage furniture and I.T integration.
Alterations to existing buildings require careful design and planning to ensure that the new works can be accommodated without compromising the integrity of the existing structure. Whether a commercial or residential building, if the property is to remain in occupation, the works must be carefully coordinated to minimise disruption and to ensure that the works can be carried out whilst maintaining the safety of those using the building.
Andrew Snowdon has over 30 years of Project Management experience. He is in the unique position of formerly holding a Senior Management position for 6 years at a College of Further Education where he project managed the rationalisation of the College from six sites to two sites, the construction of a new Art and Design Building within the confines of the busy City Centre campus and the redevelopment of the satellite campus which required the construction of two new buildings and the refurbishment of six further buildings.
Andrew was commissioned by the LSC to Project Manage the merger of three Colleges and was then seconded onto the Senior Management Team of the new College for a period of six months to manage the Estate through the transition period. This complex Project Management task included the closure, relocation and subsequent sale of one site (valued at £9 million), the purchase and redevelopment of a new site and the redevelopment of a number of existing buildings to accommodate displaced curriculum areas.
More recently he has project managed the complex refurbishment of a series of educational properties whilst still occupied and operational. A budget of £2.5 million and a programme of 4 months required regimental organisation ,accurate cost control and clear communication.
